Renting your Fractional Share

 

Should you own a fractional share of a property at Polaris World through one of our fractional plans then renting part or all of your weeks is permitted within the property owners membership terms.

 

Financially it offers significant benefits over owning a full property and renting for investment. For example you have a far lower capital cost to cover. You own and have paid for just eight weeks per year yet these are not specific weeks so you have access to a full annual calendar from which to market your rental. If you rented for half the time then 4 weeks is far easier to rent than 26 weeks in the case of a full property!

 

You also have the benefit of the management and cleaning of the property already being in place. There are no further fees to pay other than those you would incur if there yourself. You simply book the week as if it was for you.

 

You could look to rent your full allocation or just a couple of weeks to cover costs. With full ownership a few weeks becomes far more difficult. e.g. setting up cleaners, keyholding, inventory checking, all of which we already include under fractional ownership.

 

A two bedroom apartment at Hacienda Riquelme resort rents through Polaris World Vacation Club at between €600 and €850 per week depending on season. You should assume these are the maximum rentals you can achieve by renting to customers direct.

In addition there are a further 4 weeks per year potential weeks to rent on a first come first served basis. There are no guarantees of availability of these extra weeks as it depends on demand from the other owners. However they are available on a first come first served basis 3 months in advance once your full 8 week allocation is used.

 

If you are considering rental as an option then we recommend purchasing an option with priority booking for peak months eg July/August as such months can command higher rentals.
