If you have a holiday home at Polaris World and wish to gain rental from that property then long term rentals may offer a more profitable option. As the largest seller of Polaris World property in Europe we receive many requests for prospective buyers wishing to rent long term before buying. You may also advertise your property on our service as a holiday rental.

 

Long term rentals can be anything from one month to eleven months. Rent is generally lower than holiday lets but they are far easier to manage, changeovers are minimal and tennants take greater care of the property while also paying for utility bills. They are also ideal for filling the out of season gaps when holiday rentals are minimal.

 

 

We will advertise your property with full photos on our website. You can choose to have enquiries sent directly to you or choose our accompanied tennant service. With this additional service we will accompany prospective tennants to view your property and negotiate on your behalf. If a rental is agreed we will obtain references and set up a letting agreement in accordance with Spanish Law between yourself and the tennant. We will collect a damage deposit of one month plus the first month's rent in advance and set up any direct debits for future monthly rental. Terms can be anything from one month to eleven months as agreed between the parties.

 

Typical long term monthly rates for apartments and villas are as follows. Rental rates will depend on the term and of course the nature of the property. As a guide:

 

Two Bedroom Apartment: €600 - €1200

Two Bedroom Townhouse or Villa: €750 - €1500

Three Bedroom Villa: €1000 - €2200

For any property listed on our site as a long term rental there is a basic listing fee of £225 p.a. + VAT. Included in this fee is an assessment of your property for rental rates, full description and management of the upload to the website. Full photos can be taken where necessary at a cost of £45 per property or you can provide your own photos for free.

2. Managed by us with our accompanied viewing service.

 

Additional fees for the accompanied viewing service which includes managed prospective tennant visits, drafting of contracts, obtaining references, deposits and first months' rent is as follows:

 

                    

1 Month+    :         25% of term rent (minimum €250) 

2 Months+  :         25% of term rent  

5 Months+  :         20% of term rent

 

VAT is charged on all fees. If rental is renewed beyond 11 months then fees are 15%. All fees are payable at the start or renewal of the tennancy.
