Running a holiday rental property is what you personally make of it. However by buying the right property in the right location you can increase the chances of gaining good quality income for years to come.

We are often asked this question. The reality is that the weeks you obtain very much dependson how you run and manage your property. (see below). As a guide mid size two bedroom one bathroom apartments rent at around €350 - €400 per week in summer season. This can be higher if you have a particular niche that you promote your property to or you have a special offering in some way with your property.

These are our top ten tips for maximising your rental income on your Spanish property. Remember, nothing is guaranteed, it is what you make of it but ignore too many of these and you will not maximise the rental potential of your property.
 
  1. Build for the long term. Get repeat clients returning year after year. That will greatly increase your occupancy, ie your "weeks".        
  2. Buy in an easily accessible location with year round flights, every day of the year. Murcia already has an airport at San Javier with daily flights from all over the UK and Alicante is within an hour.
  3. Expand your market. Make sure the location is accessible from all over Europe. Your clients may not be just British holidaymakers. Many European holiday destinations do not have regular flights outside the summer. Read more on the new airport at Corvera in Murcia.
  4. Ensure you have year round good weather. The secret to maximising your weeks is to fill the property outside the high season. Pick a climate that is warm in winter (the Murcia climate is one of the warmest in Europe all year). For example the likes of Turkey and Bulgaria are cold in winter.
  5. Ensure you have something to offer other than aproperty in the sun! Pick a property for its surroundings not just its size or other features. Holidaymakers rent where there are things to do. The Murcia Golf resorts offer year round rentability. ie holidaymakers in summer, golfers the rest of the year with the courses open every day of the year.
  6. Choose a resort with quality offerings. Some of the Polaris World resorts have five star hotels, spas, bars, restaurants, all offer golf and all have any number of communal swimming pools.
  7. Buy where it is easier to re-sell. Many places are impossible to sell resale properties. There is a very active resale market on the Polaris World resorts in Spain and buying at today's prices you will not have any problem re-selling in future years and recouping your investment.
  8. Buy in an upcoming market. Murcia is well developed now but there is plenty of scope for huge tourism growth in future years. For example the proposed Paramount Pictures theme park in Murcia is expected to increase visitor numbers to the region by a staggering 3 million holidaymakers each year. They will all need somewhere to stay and current estimates are that Murcia is 15,000 hotel rooms short.
  9. Make your property special and stand out from the crowd. Features such as games players for the kids, TV, DVD's, air conditioning, decent quality furniture are all aspects that will set your property above other rentals on the market and help maximise your weeks.
  10. Take the advice of a good Spanish estate agent with many years experience selling in that particular market. They know what sells, they know what rents and they can give invaluable advice such as the right resort, location and orientation of the property, which floor to choose etc. Walk away as soon as they start telling you how much rental you will get!

Since we have been selling properties on golf resorts in Murcia, Spain exclusively since 2005 we are often asked - typically a few times each week - do we offer guaranteed rental? We have seen many such offerings but in these years we are yet to see anything in an overseas market for holiday rental that is proper 100% freehold ownership, without restrictions, that is truly a guaranteed rental offering.
 
Buyers should be very careful of such offerings. Your first question should always be "why would anyone offer this?". Ask that question and you will usually see the answers - empty unsold properties, desperate agents or developers and possibly a business that is about to go bust and confident it will never have to live up to its "guarantee". Always buy for the right reasons and ensure that your property stands up in its own right as an investment without the gimmicks.
