Selling Costs
If you engage Villa Cashback as an agent to sell your property at Polaris World then it is important that we identify the right price at which to market your property to prospective buyers.
Many agents fail to do this and subsequently, close to completion, the sale falls through when the full costs of selling become apparent.
We do not take responsibility for calculating these costs as each vendor has different mortgage and tax circumstances. However we do advise when pricing your property that the following are taken into consideration in the advertised price:
1. Our Fees
These are 5% or a minimum of €10,000 + VAT.
2. Mortgage Redemption
It is likely if you have a mortgage that your bank will charge you a fee, usually 1% for redeeming your mortgage. Please check your mortgage terms.
3. Plus Valia Tax
This is a small percentage based on the increase in valuation (value for local tax puposes). Likely to be very small if anything but your solicitor will advise.
4. Solicitor Fees
Typically 1% + IVA. Can be less depending on your arrangements.
5. Income Tax for Non Residents
As a non resident the central tax authorities deduct 3% of the sales price of your home in advance of you filing any outstanding income tax returns. In most cases non residents may have no tax to pay, in which case the 3% is returned. However you still need to pay on completion at the notary and file the return later.
